A property that is not occupied for more than 12 months or a building that is less than 50% occupied in the same period of time is included in the vacancy register. Municipalities levy a tax on buildings in that register. In some cases, an exemption is possible. During vacancy, the property deteriorates and also decreases in value. So avoiding vacancy is the message! This can be done by using the building yourself, renting it out or selling it. Contact our technical advisors to go over the options together.
Regulations around vacancy:
Disturbing defects or signs of decay on exterior walls, pointing, the roof, exterior joinery, … ? Then a building is considered neglected. The inside does not play a role. The municipality assesses neglect through a technical report and justifies it in an administrative act. When a property is on the municipal register of neglect, the municipality levies a tax.
